Perry & Associates was brought onto a gut rehabilitation project, for new retail spaces on the first floor and residential on the upper floors. The structural engineering scope included new floor openings for stairs, infilling existing floor openings, reviewing the existing floor joists and reviewing the building lateral force resisting system. The retail portion needed structural modifications of existing load bearing masonry to accommodate new openings for larger windows. The existing masonry building was three story tall, with a basement at approximately 4,300 square feet.
